Home Renovations That Pay:

Have you been thinking about doing a home renovation? It's good to know that some renovation choices pay off better then others if you decide to sell you home in the future. Do you intend on living in your home for a long period of time? It may be to your advantage to choose the renos that you really want instead of basing your selections on those that will deliver the best return on resale. Even so, some renovations can pay off better than others at resale time.

The easiest and most cost effective payback is a simple paint job. Neutral colours are best. You shouldn't select a paint colour that is to bold or taste specific. That may turn off some of the potential home buyers. You only have one chance to make a good first impression. Kitchen and bathroom renovations will typically get back almost dollar-for-dollar what you put into them. A finished basement rec room will also give you a good return on your renovation. If you have a main floor family room, you may not get a good return on your basement reno. Landscaping can pay off if a potential buyer likes it – but who can judge another person's taste? Upgrades such as a new heating/cooling system or windows may be necessary to make a home livable or saleable, but the odds are you won't recover the cost on resale.

The most expensive of all major renovations is an addition. Adding a main floor family room is generally a good idea. A family room is where families like to gather and relax these days. More bedrooms are often a bonus, but merging two bedrooms into one to create a larger space – say for a home office -- may limit your resale opportunities. A new or renewed garage can deliver payback of up to one hundred percent, especially if it enhances curb appeal.

One problem with major additions is that homebuyers sometimes can't see the real value in the renovation. You can put a lot of money into infrastructure - such as plumbing, duct work, electrical upgrades and so on – that buyers can't see, so recouping the full cost of the renovation can be extremely a problem.

Interior Decoration

Interior decoration or decor is the art of decorating a room so that it is attractive, easy to use, and functions well with the existing architecture. The goal of interior decoration is to provide a certain "feel" for the room; it encompasses applying wallpaper, painting walls and other surfaces, choosing furniture and fittings, such as light fixtures, floorplans and providing other decorations for the area such as paintings, sculptures and carpets.

Although the terms interior decorating and interior design are sometimes used interchangeably, each discipline exhibits a distinct difference in its scope. Interior decorating is generally focused on the selection and presentation of interior items within a space, such as furniture, accessories, finishes and room layout. Interior design, on the other hand, involves manipulating the architectural integrity of the interior space.
